Project Overview

Property Sea is a high-performance international property marketplace showcasing luxury residential and commercial real estate across 12 countries. Engineered on PHP and Laravel with a finely tuned MySQL database and a Redis micro-caching tier for foreign currency conversion.

Primary Engineering Focus: International property search, foreign exchange synchronization, CRM webhook dispatch, and sub-0.5s catalog responsiveness.

02

Business Context & Original Challenge

Property Sea serves international buyers and cross-border property investors across Europe, North America, and the Middle East. Prior to this engagement, listing values were stored and displayed in static domestic currencies, requiring prospective investors to calculate conversions manually.

The Bottleneck: As listing inventory grew to thousands of multi-unit properties with dozens of custom attributes (bedrooms, land area, price brackets, freehold status), search page queries slowed down to 2–3 seconds per request. Furthermore, prospective buyer inquiries were handled manually, resulting in dropped leads and slow broker routing across regional offices.

03

Technical Constraints

This engagement operated under strict operational parameters that prevented generic or brute-force solutions:

04

My Responsibilities & Team Breakdown

To ensure total transparency, here is the verified breakdown of work I personally engineered versus the contributions of the client's internal team:

What I Personally Built
  • Personally engineered the entire Laravel application backend, database schema, and custom API endpoints.
  • Designed and implemented the composite indexing strategy in MySQL to eliminate search query latency.
  • Built the automated currency synchronization cron service with Redis micro-caching and fallback protection.
  • Implemented the asynchronous lead-routing webhook integration connecting buyer submissions directly to regional broker CRMs.
Client & Wider Team Scope

Visual branding, color palettes, and marketing copy were supplied by the client's in-house creative director.

WORKING RELATIONSHIP

Direct 1-on-1 collaboration with executive stakeholders and lead engineers. Clean asynchronous Git workflows with zero intermediary layers.

05

Implementation Approach

A structured, risk-mitigated methodology built and validated on staging prior to production cutover:

Step 1: Diagnostics & Profiling
Ran EXPLAIN on heavy catalog queries, identifying unindexed foreign keys and sorting bottlenecks across property attribute tables.
Step 2: Staging-First Re-architecture
Cloned the full dataset to an isolated staging environment on my private hosting to benchmark schema adjustments safely without live disruption.
Step 3: Multi-Currency Synchronization Pipeline
Engineered an asynchronous cron worker that fetches daily exchange rates from authoritative financial endpoints and caches converted rate matrices in Redis.
Step 4: Composite Query Optimization
Refactored catalog queries to use composite indexes matching real-world search filter permutations, avoiding temporary tables and disk sorts.
Step 5: Zero-Downtime Deployment
Executed database migrations during low-traffic windows with rollback validation and automated verification suites.
06

Architecture & Technical Decisions

Key technical decisions made to guarantee data integrity, sub-second latency, and horizontal reliability:

Redis Micro-Caching for Rates

Currency conversion rates are cached with an automated 60-minute refresh and graceful fallback to the last valid rate matrix. This guarantees external financial API downtime never degrades site availability.

Composite B-Tree Indexes

Structured composite indexes on (country_id, property_type, price_usd, status) so that 95% of customer search combinations are satisfied directly from memory.

Asynchronous Queue Workers

Inquiry dispatches are offloaded to background queue workers, allowing the customer contact form to acknowledge submission in under 300ms while webhooks deliver leads to broker CRMs in the background.

07

Results & Measurable Improvements

Concrete improvements benchmarked across live production workloads:

Sub-0.5s
Average Search Response Time

Real-Time Synchronized Currencies
< 2s
Broker Lead Dispatch Time

Downtime During Migration
Qualitative Production Impact: Property Sea achieved an immediate improvement in international user engagement, lower catalog bounce rates, and seamless broker lead intake across multiple European and Middle Eastern time zones.
08

Lessons Learned

Senior Engineering Takeaway

External financial and third-party APIs should never be called synchronously within web request lifecycles. Decoupling currency rate updates into background cache workers ensures 100% platform availability even when external financial providers experience transient downtime.
